What is a Guarantor
A guarantor is a co-signer for the lease agreement. Signing as a guarantor on the lease agreement is agreeing to guarantee payment for the term of the lease.
Per the lease agreement: "THE "GUARANTOR", whether one or more, hereby unconditionally guarantees the payment of all debts due or to become due whether for rent, late charges, utility costs, court costs, attorney fees, damages or otherwise, arising out of or in any way connected with the lease. The Guarantor further guarantees the performance by the Resident of each & every term & provision of the lease. Guarantors are not considered residents of the apartment and will not have access to the dwelling without prior written consent from the leaseholder(s)."

Foxridge Collegiate Apartment Homes strictly adheres to the guidelines set forth by the Virginia Residential Landlord and Tenant Act. All information required for our application process is used for verification purposes only, with the exception of collection matters, if necessary.
The Virginia Residential Landlord and Tenant Act, Section 55-248.9:1 states, "Confidentiality of tenant Records. – No landlord or managing agent shall release financial information about a tenant or prospective tenant, other than a tenant’s rent payment record and the amount of the tenant’s periodic rental payment, to a third party without the prior written consent of the tenant or prospective tenant. However, a contract purchaser of property subject to a rental agreement may inspect all information pertaining to tenants or prospective tenants in the possession of the landlord without the necessity of obtaining a tenant’s consent. In all other circumstances, all information in the possession of the landlord pertaining to tenants or prospective tenants shall be deemed confidential and made available only with a subpoena for the production of records. Nothing in this section, however, shall preclude a landlord from releasing information pertaining to a tenant or perspective tenant in the event of an emergency."
