Pet Policy
All pets must be registered with the Welcome Center before bringing the pet into the apartment. This includes a pet that may or may not require a deposit. Any pet brought into the apartment will be subject to our current pet policies regardless of the lease start date.

1 Pet (under 40 pounds) still includes restricted breeds:
    $100.00 pet deposit
    $200.00 non refundable pet fee
    $10.00 pet fee
     
1 Dog (40-60 pounds) still includes restricted breeds:
    $200.00 pet deposit
    $400.00 non refundable pet fee
    $20.00 per month in rent
    MUST LIVE ON THE FIRST FLOOR ONLY
     
2 Pets (cannot exceed 60 pounds in weight combined) still includes restricted breeds:
    $200.00 pet deposit
    $400.00 non refundable pet fee
    $20.00 per month in rent
    If combined weight exceeds 40 pounds - MUST LIVE ON FIRST FLOOR ONLY

Foxridge's restricted breeds are as follows: Pit bull, Rottweiler, Chow, German Shepherd, and Doberman.
 
Foxridge will also institute an illegal Pet Fine. This fine will apply to any illegal pet(s) found in an apartment at any time. The fine will be $200 and will NOT go toward any pet fees or deposits. Any pet that you may have in your apartment needs to be registered immediately to avoid any pet fines.
 
Please "walk" pets away from the buildings. Pet owners are responsible for clean up of all pet wastes; failure to do so will necessitate a charge. The fine will be deducted from the pet deposit and the pet owner will have twenty-one (21) days to replenish the deposit or remove the pet from the premises. Any damage to the shrubbery or landscape areas will be the sole responsibility of the pet owner. *This is in accordance with the Blacksburg Town Code, Section 4-32, Ordinance No. 805, §1,4-26-88.
 
In Case of a Grease Fire: What to Do!
  1. Do not use water on a grease fire!! Start evacuating everyone from the area. Fires spread extremely fast and can overwhelm victims in minutes.
  2. CALL 911. There is no reason to wait, and the fire department can always go back to the station if you are able to get the fire out without their help.
  3. The easiest way to smother a grease fire is to cover it with a pan lid. Be careful with glass lids - they can break from the extreme heat of an open flame.
  4. Grease fires can also be smothered with baking soda, but it takes a lot of baking soda to do the trick. Unless the baking soda is easily accessible, it is usually quicker to find a lid.
 
A dry chemical fire extinguisher can work too but it can contaminate your kitchen and your food.
 
Recycling Information
Contamination in Blacksburg's residential recycling is a major problem. When using the recycling bins please make sure to clean any items you are placing in the bins by simply rinsing them off. Any items that are contaminated will be treated as trash. Food waste and any recycling with food waste residue on it will be treated as trash. Please make sure there is no food waste in your recycling.
 
Foxridge has recycling bins conveniently located throughout our community. You can find these bins next to the garbage bins that are beside the following buildings: 1500, 2200, 3000, 4300, 7300, 11300 and 12300. These bins will recycle: all colors of glass, food and beverage containers, plastic bottles and jugs, tin, steel, aluminum and newspaper.
 
The town of Blacksburg also recycles glossy magazines, white paper, corrugated cardboard at the following three locations: Kipps Elementary School, Gables Shopping Center and Blacksburg Community Center. Parking Policy
Parking is on a first-come, first-served basis and is not individually assigned.
  1. To assure adequate parking for residents' vehicles, boats and trailers and other recreational vehicles are not allowed.
  2. Out of respect for your neighbors, if you have two vehicles, please park one of them in a lesser-used section of the lot and ask guests to use auxiliary parking lots or street parking.
  3. Do not park in front of dumpsters, on the grass, in fire lanes, on yellow lines, on curbs, on sidewalks, etc. Improperly parked vehicles will be towed at the vehicle owner's expense*, without notice.
  4. Please park regularly-used motorcycles two to a space whenever possible. Due to fire regulations, motorcycles and motorbikes cannot be parked on balconies, decks, common areas or inside the apartment.
  5. It is important that all of your vehicles be registered with the Welcome Center to avoid problems with notification in the case of accidents or thefts. In the unlikely event of a motor accident or vandalism, please call the Blacksburg Police at 961-1150.
  6. In order to help maintain a beautiful environment, vehicle repairs are not permitted. Car washing is not permitted, except in an area designated by Foxridge located by the 8400 building.
  7. Please report any loitering observed in the parking lots to the Blacksburg Police and subsequently the Welcome Center. Your observance protects you and your neighbor.
  8. Please report any abandoned and unused vehicles or vehicles with expired tags or an expired inspection sticker noted within the community. These vehicles will be given ten (10) days notice and then towed at the vehicle owner's expense. Any problem which requires towing will be charged to the vehicle owner.
  9. All vehicles must be in proper working condition (such as no flat tires).
Please observe these rules; they mean adequate parking for everyone. Should there be a parking problem, please contact the Welcome Center.
 
Heating and Cooling Your Apartment
While operating your heating/cooling unit, do not leave your windows and/or doors open. This will cause excessive wear and tear as well as significantly increase the cost of utilities for your apartment home. If you are found to be operating the heating/cooling unit and leaving your windows and/or doors open, you will be fined $50 for the first offense. Continued violation of the policy could lead to an increased fine of $100.
 
You can also be responsible for paying repair and maintenance costs when damage occurs from overtaxing the heating/cooling unit. This expense can include resources, equipment and/or labor. Foxridge reserves the right to bill residents for improper and excessive use of the equipment and utilities. To avoid fines and damage costs, windows and doors should not be left open when using the heating/cooling unit.
 
Renters Insurance
Just as a quick reminder Foxridge does not require residents to have renters insurance; however, we strongly recommend you to have it. The insurance is relatively inexpensive and will cover damage if an unfortunate event were to occur. Lockout Policy
The lockout fee is $25.00. This fee applies to all lockout calls before or after office hours on weekends and on holidays. Please refer to your Resident Information and Policy Handbook for information on lockout services. If you have any questions, please contact the Welcome Center at (888) 737-3568.
 
Maintenance Reminder
Foxridge and Hethwood Communities offers 24-hour emergency maintenance for our residents. If you have an emergency to report, call (540) 951-1223. Please give complete telephone number, address and description of the problem. The following are considered emergencies: gas leak, no heat or air conditioning (in summer months), no hot water, water leaks, inoperable stove or refrigerator, inoperable door lock, overflowing toilet, or any situation that may cause injury or damage. When calling in a heat or A/C issue, our maintenance staff must have access to the closet containing the heating and A/C unit. *Mowing season is in full swing! The grounds team are continuously mowing and trimming the landscape. Please remember to keep lawns free of personal items such as flower pots and garden furniture. Personal items cannot be stored beyond the plane of the patio.*
 
Garbage Disposals
Your garbage disposal will automatically shut off when it is overloaded. To keep it from being overloaded you should not put things in it such as potato peels or rice. To attempt to start an inoperable disposal, push the red or black button on the bottom of the garbage disposal. If it fails to start, please report it to the Welcome Center at (888) 737-3568.
 
Condition Reports
During the move-in process at the Welcome Center, a condition report is given to the first person to take possession of the apartment. The condition report must be completed within 5 days of the commencement of your lease. This list will be used to correct any problems in your apartment.
 
This also serves to insure a correct assessment of the damage in your apartment when you vacate. The maintenance staff will be entering your apartment to complete any work from the condition report within 30 days of the receipt of this report.
 
Clubhouse Rentals and Policy Information
The Huntsman Clubhouse will only be available to rent during rental business hours of the Foxridge Welcome Center. The key must be returned before the office closes according to the arrangements on the agreement. The Huntsman can be rented during the following hours:
Monday-Friday - 9am to 5pm
Saturday 10am to 4pm
Sunday 1pm to 4pm
Huntsman Rental Rate - $50, Deposit Required - $300
 
The Briarwood Clubhouse is available for both daytime and nighttime hours depending on season. During the swimming months the Briarwood will be available to rent daily after 7:00pm until 1:00am. The clubhouse will not be available past 1:00am. Briarwood Rental Rate - $50, Deposit Required - $300.
